The owner has provided the listing agent with the following details:Asking price $795,000 (too high in my opinion, but it has been for sale in years past so I have to think the owner is motivated - so far, numbers only look good in the mid 600k's as a purchase price)Annual gross income $103,000Property Taxes $11,000 Insurance $3,500 Utilities (water, sewage, outside lighting) $8,200.

I would love to hear what you all use to maximize time and efficiency and success.

I am with you on the discussion that profits and returns can't be discussed due to SEC and the SJW's are also molded by other motives.

Motivated seller and I paid cash and closed within a week.

Maybe the motivation to sell will be high.

That way they’re a motivated seller.

The selling agent said it was a strong offer and that the seller was motivated to sell.Honestly wasn't expecting that, up until this point I have only really been studying about BRRRRing SFH's.

@Calin Segarceanu My best advice is to:1) Find an insurance broker who is licensed in all 50 states2) Narrow those insurance brokers down to who has a person who specializes in working with investors3) Create a relationship with that person/brokerage to maximize your portfolio efficiency and minimize the amount of time you have to worry about insurance during an acquisition.Feel free to message me for more suggestions!
