If it was easy to find positively cash flowing properties without, someone on this thread would likely have bought them. 

In reference to lost rent due to tenant not paying how is the handle when we file taxes.

couple items.. this is far too much information to share or expect a response for free on any forumwhat you do is simply go sit down with a good civil engineer for an hour and pay them for it if need be they can tell you all this easily and work up a bid to handle it all.. this is all very easy stuff in the development world unless your soil is like gumbo or something. or its full of vegetation.I like open air storage as a concept personally.. as long as you have demand.. @?

I checked the Better Business Bureau for complaints, I checked the NJ State Attorney General consumer division to ensure he was licensed, I checked every reference he gave by visiting sites and speaking with the homeowners.

But I would think the personal loan is no different than any other debt to be consolidated using equityWe’ll find out soon because I was just referred to a local lender by a bp member yesterday that will do. 75% ltv w no seasoning.  

If that paperwork is not available and If ex is cool then it could be as easy having the ex sign a quitclaim deed.
