The most difficult one is that many of the cabins have "below grade" sq. footage/bedrooms/bathrooms and above grade sq. footage/bedrooms/bathrooms and you won't be able to tell by comparable listings the sq. ft above/below because they just aren't listed that way.Additionally, appraisers have to take 82 hours of required coursework and complete 2 years (I believe) as an apprentice.

I talked to her and convinced her that she could tell them to move out and that I’d give her a discount for the next month while she was looking for a roommate since if she breaks the lease I’d be using their security deposit for associated expenses and she’d be on the hook for the rent until I found a new tenant.

Fully renovated the project from top to bottom- renovated both bathrooms and turned one into a master bathroom- added LED throughout - expanded the master bedroom- added an island and converted the stove from electric to gas- replaced the roof- replaced all windows- added a deck and new fence - finished the basement and took the house from a 2/2 to a 5/2- added concreted steps that lead to the front door- full exterior paint- added 4 egress windows- and much more!!

Finding a cash flow property in the SCV or the SFV is not easy and you will have to hunt for a very motivated seller where you can buy at a good enough discount, fix it up, and have it in an area that would support getting close to cash flow which is no easy task as prices have skyrocketed here (although not as much in SCV).

Prop management is definitely an issue however if you're talkin about a couple of bedrooms and one bathroom is not that much, you need to get a local handyman.!!!..
