Hello BP Friends!

I own a 3 bed 1 bath SFH in Nashville, TN and I am considering adding a second full bath. I am looking for feedback on what kind of ROI I should expect in terms of home value and rental potential. Additional details to support discussion listed below:

Current Home Value: $230,000

Current Market Rent: $1,500

Expected Cost of additional bath: $9,000-$11,000
