I am looking for an Investor friendly title company in the Los Angeles area.

I wish to get our own title search done as I don't trust theirs .I don't want to send the emd in fear of losing it if title has issues.  

A certificate of sale doesn't mean you own it, you need to wait for a certificate of TITLE. 

When we went to close there was a problem with the title company.  

When closing with the TITLE companies...Shouldn't the Home Insurance Policy be a part of your closing done by the Title company? 

I suggest reading a blog that is titled something like why you cannot make money on $30K properties (I think you can make money on them but not much for the amount of effort).My view is that typically an investor can do better without going turnkey but turnkey has many advantages and may be an easy entry into REI (just do your research).I am not intending to turn you off of turnkey but to point out some of the drawbacks. 

As a buy&hold investor, I'm sorry to break it to you, but unless you can deliver a clear title with title insurance at coe, I could not make an offer.

HMM;  IMO, you will have insurance and zoning issues attempting to rent the upper floors.To clear the title (which will need to be done someday), I would get all the work inspected and permitted. 

Any good title companies that are investor wholesale friendly?

A refinance is easier to qualify than a purchase and his barrier to refinance would title seasoning.
