I just hope we are able to collect the rent later if we defer it, or that we will get some help from the government if we can't.I'm considering accepting partial payments or deferring rent until things settle down and then letting them pay it back as they can.

Once we got the property under contract we had our contractor and our PM walk the property with us, after discovering quite a bit of deferred maintenance we showed the seller how much repairs were going to be in order to get his up to market value, at which point he lowered the price and mades ome repairs him self.

@Peter Fuentes,When you present the contract for sale to your buyers, you can also present options that you see to them as possibilities for what they will do with the property, but ultimately, it's up to them as to what they want to do.If you see multiple options for the house, then you can present multiple options to your buyers.
