I could call it good now...I'm debating whether I'm better off having less cash flow and more appreciation (tax advantaged via 1031, refinance, etc.) and just living off the cash flow I have now which is still more than I need, or getting that six figure cash flow with much less tax advantaged appreciation...I actually posted a thread about retiring earlier than planned, that kind of ties into this topic, so if anyone who is having the same thoughts or has had experience in this wants to chime in there...https://www.biggerpockets.com/forums/223/topics/453027-who-here-pulled-the-trigger-and-retired

Ryan, Cash vs financing debate will go on and on. depends on your risk tolerance and goals.Most investors like to finance because  you can get 3 deals at 25% down and still have some cash leftover, vs using allyour money and just getting one deal.

Let me add a couple thoughts from someone who has had a similar debate in my head.1) real estate investing with a solid W-2 earning is lot easier than without. 2) college is about more than a piece a paper.
