Her name is not on the home, it is only in my grandfather (she is his step daughter) & grandmother's name (as joint tenants w/ rights of survivorship, so it is now 100% my grandfathers home)  and my grandfather and her do not get along; he wants her gone. 

There is a different history there, including some serious discrimination and abuse by landlords.

I'm much more concerned with employment and rental history.

We live in Virginia and want to weed applicants who may not have the best credit history.

When I refer to QuickBooks being the best, it is because it provided professional data, Tenant History that impressed the Judges no matter what court I was in. 

The loan officer should have known the bonus income was not countable with less than two years of history.

Anytime you get a mortgage for an investment property you will need to show a history of rent payments to the lender when seeking loans in the future.
