Lenders will want to verify you live somewhere else through various methods such as a utility bill, 12 months rent payments + lease, and/or a explanation regarding your current living situation 

Both are currently rented out long-term.

What is your current method for finding new tenants and marketing your rentals? 

Banker suggested using check, Zelle or wiring money from bank current bank account but my name will be on the check, wire, etc.

Now for the current guy, yes you hired an attorney, make sure you put a lien on his house to recoup your costs (this may not be possible if he does not have one, go after him civil to pay the amounts).
