What are got strategies to look into and other options I have that I just dont compare to my personal house.

Banks opening accounts for US taxpayers, including a business, have much stricter KYC BSA/AML rules and documentation they have to complete compared to prior to Patriot Act.  

How do I compare multi-family property from one city to the next? 

When we compare the condo rentals to that of our SFH rentals, condos are cost effective and a lot less maintenance. 

Look at comparable properties on AirBNB/VRBO and see how occupied they are/what their rates are.  

I'm new, does it matter that I have no authority or experience? 

Read your state regs, - involve your area authorities (fire marshall, building inspectors and anyone at the state level of whichever arm of state govt manages Assisted Living/Nursing homes early and often in the design/build process - they have to be kept in the loop and part of the process to keep happy and so that your facility can be auth'd and up and running)Best of luck

Hi Joe -- just going through some hypotheticals - I am seeing some "gurus" preach the sandwich lease options as gospel while others do subject to and then lease option the property -- under which circumstances might one strategy be better suited compared to the other? 

It's unlikely they will consider the overall cost when comparing to another property without, and, you're likely stuck being the tech support guy when it doesn't work.
