If you're committed to buying that particular property then your first hurdle is to determine what stands in the way if your purchase and work on eliminating those methodically.

There is also the time commitment of having to sit through CE classes and sales meetings/trainings at your brokerage.

Some cheap REOs are still out there with problems that you can know about before you commit to the purchase. 

There is more money to be made if you leverage your equity by selling and buying more properties, if you don't mind that risk and can commit your money to it.

If you follow this advice, you are potentially committing spoliation (depending on case law); a crime in many jurisdictions.

There is no reason to race through life and money is really not that important if you already are happy with what you have.Why do I give this advise as a investor.......because it is not for everyone and most beginners have no concept of the commitments required...most in fact never start.

Get a title commitment completed prior to wasting one minute of your time on this property...you might just find why others have passed on it.
