Obviously the size of the lot will dictate how many units I could ultimately get in there but this zoning designation is pretty crazy in what it allows for developers to do.

If it becomes a "must rent now" situation, you might consider selling (I hear the market is good there at least according to all the Realtors sending me flyers trying to get me to sell my property there) so it might be a good time to cash out and get back to a comfortable spot.

You've got to be comfortable more or less handling the transaction "on your own" because it's hard for the listing agent to truly arrive at the best outcome for the seller and buyer doing a double agency.

This is a trust tax designed to level the playing field so that tax-exempt entities do not drive taxpaying business out of business when they substantially act like a comparable commercial business.Because of this tax impact, flipping houses in an IRA may not be as lucrative as most folks think since the common assumption is that everything an IRA does is wholly tax-exempt.
