The idea with turnkey is that the buildings come with a certain level of well-vetted tenants, well-vetted management in place ready to take you on as a client, necessary repairs done to keep said tenants happy and paying market rents, etc. 

We do own a brokerage, but I don't take clients personally unless they are looking to trade their commercial properties.

I’ve also referred them to other clients who have been very satisfied.

When I worked for CPA firms clients wouldn't call because they didn't want a $300 bill for a phone call. 

Most of the commercial brokers I know pretty much sell all the deals to their existing clients.. cant imagine someone rolling into town and working with a bunch of different brokers like it was a resi broker..  

July 2018 - Vacant lot - Off Market/Word of mouth - One of my clients split a lot off their rental house, we paid $55k.Moving forward, we plan to utilize auctions, wholesalers, and direct mail to find our deals. 

I have a client who wants to take advantage of this tax incentive. 

I love my day job, from the client interactions to the challenge of finding solutions to business problems.
