I'm a fan of Erie for P&C but more important than carrier selection please find an agent that can represent you and build a relationship with them.

I am a real estate agent in the process of finding my first real estate rental deal.

My idea is that this 2024, I fly to Japan, build a community of investors and leverage existing networks of contractors, real estate agents (called brokers there), and start buying, rebuilding, and renting/airbnb units as a business.

Also, sometimes you hire uninsured people, e.g. a cleaning crew at the end, so having the insurance is rather justified at that point.For better or worse, if you can pay everybody with a credit card, you don't need to file 1099's..
