It's also great to be able to hear them talk to each other, if it's a couple, or to see who they bring with them, and do they smell like cigarette smoke, etc.Good luck.

Just make sure you have a good solid rental agreement with everything in writing of what is and isn't allowed at your property....I don't smoke....or have pets and drink very very little so I had that in my ad as well as in the rental agreement about no smoking ANYTHING in or around the property....no friends that smoke coming over.....no pets,,,,,no waterbeds....etc......worked out great and I did that for 7 years,,,,,,,although it wasn't a requirement it was stated in the roomate rental agreement that rent is preferred to be in cash,

I stopped eating out, I quit cigarettes, I educated myself, I cancelled memberships I wasn't using or could go without, I stopped buying clothes that would eventually end up in a donation bin, and I stopped sitting on the couch when I wasn't at my W2.

I tell people over the phone that I don't charge an application fee, but that I do prescreen (evictions, criminal background, income, number of occupants, smoking, pets) over the phone before I will show it.
