I have three children currently attending or will be attending BYU and I like the idea of investing directly into this niche.I am looking for any advice, particularly the cons and/or gotchas with the nuances in BYU approved housing.With one child being married, i am very interested in using an FHA loan on a multi-family unit that is targeting the married segment with my son being "owner occupied".

It is true that more orthodox Jews (by the way, the term "Hasidics" as opposed to "Hasids" or "Hasidim" is borderline derogatory - also, by the way, many of us who live here are not Hassidic even though we are Orthodox and send our children to private schools...) are moving into those areas.

That gap between the seller finance and this past April was filled with research, helping others buy homes, research, Licensed NYS Realtor, forming my llc, more research, a few seller financed deals for me, market collapse, children ( 2 amazing young men 5 & 7) and kinda only half wanting to get involved with being a landlord, did some rehab work, studied, love learning about real estate, wrote out several business plans, networked, kept my business alive, started coaching as a way to generate clients as an agent, withdrew from the daily grind of working for someone else all along the way.

At least the parents have stopped buying the best properties up for their student/children and hosue them at home owner property tax rates for years.Some of them can't sell those purchases now.

They came looking at it with her mother and we think they are going to eventually ask to move the mother, her husband and their 2 children in with them.I am renting the home under market to because it is the middle of winter and to get a better tenant pool.

I did notice that it's illegal to advertise what you're looking for (such as "no families/children") so how do you get them to tell you those things without asking them directly?

Also, you may need to look into your insurance policy regarding liability coverage with the pool.Be careful with who you rent it to especially if it's a family with small children.
