A few days ago, I bought a really cheap property in a semirural lower-middle class, but generally safe area.

That would cut into your expenses a good amount, add property taxes, insurance, property management, repairs, capex, and a small vacancy rate and you can see that number starts to go down rapidly.

The property I own now has roughly 30k of equity in it with an interest rate of 5.8% I guess my main question is do I tap into the equity of my home to try and do this flip?

You basically fill it with dirt and cheap soil and then plant all on top so someone can have a garden or nice option there.

Jack Bosch and a lot of the land flipper guys who teach it like to have their students buying in the high deserts and remote areas of the Western US  or in FLA like le High Acres etc. this is were cheap land is and land that gets traded constantly at tax sales.. the play for most of them is really simple.buy at tax sale or with direct mail.. for a few grand  re-market them for more and sell on terms and collect monthly payments.. 

If you took a $100,000 loan at a 8% interest rate, you would owe a total of $8,000 in interest.

I too echo the sentiment about the high turnover rate.
