Could be a rehab and your next buyer if you wholesale.I would take a highlighter and mark off each street I drove.

Unless you know the seller's motivation and know which button is the right one to push, it's hard to convince someone to sell you a property at a discounted price.

Well, Mark, I'm more of the mindset that if a rule is stupid then its stupid and it should be changed.

They have no clue that they're about to lose their butt on the negative cash flow, because they don't even understand how to calculate real world cash flow!
