It's been difficult finding wholesalers in this space to connect with. 

I'm also thinking of building 3 units just like this side by side plus an identical ADU so I can squeeze a 4th unit in if time permits.I have pocket doors between the kitchen and living room to the right.

@Forrest Brown,In addition to the other advice and variables you're juggling here, you should know that California makes it a little more difficult to sell and 1031 exchange out of state. 

Tampa has been in a Gold Rush building boom for twenty years and the last areas to "Gentrify" are now on the East side of I275.

We have spoken to the city and they are wanting the building to be comverted to multifamily because of lack of affordable homes.
