Replaced the roof, water heater, doors, lighting and paint

Upon purchase, I installed a brand new custom built shower in the lower unit, touched up all the paint in the lower unit and was able to find new tenants and bump up the rent in the lower unit.

Otherwise, you would need to run the numbers and determine if the investment makes sense using IRA funds in light of the UBTI tax. 

I am brand new to all of this, so take it for what it’s worth, but a basic piece of advice I would tell anyone is to make sure you have enough reserves for unexpected costs and economic down turns. 

Only agents taking on this kind of work are desperate, brand new or horrible at being agents.

LOL.. you hardly use your brakes as the regenerative braking.. you get the feel of when to take your foot off the accelerator and you literately come to a stop at the light without ever touching your brakes they will last the life of the car just about. 

Most houses need something unless they are brand new.
