Bad thermostat costs a couple of bucks, remove one screw, change the sensor, and replace the screw.It's possible that the only thing wrong with your stove is that the tenant wanted a brand new one.

Given that this is a commercial building, and that I've been told that those usually have a stricter treatment with building codes, I would expect to need a permit for this work.Be sure that the price differences among the different quotes that you got are strictly a result of labor and brand differences; you don't want to underpay for an undersized system (just as you don't want to overpay for an oversized system either).

Info on the home: I have own it since 2000 brand new, the land my mom is buying,still owes about 6000 on it, I owe about 26,000 on the moble due to high interest rate 14%.
