Many times in the body of a Real Estate Purchase Contract it will say that the buyer can use the closing costs for closing costs and/or prepaids, points, and any other costs.  

@David Jenkins  if I'm reading everything correctly, I would use the extra cash to pay down my debt or reinvest the extra cash in a mutual fund of some sort until I can find another property.

I sort of like the idea of private real estate funds like MLG Capital and Origin. 

Question:  Do people generally scale in and out of the market, i.e. take profit, buy low, sale high sort of strategies or always buy and hold. 

Don't want to do hard money but may consider private money though I would prefer some sort of conventional mortgage route. 

My confusion lies in the decision making when it comes to these sorts of numbers.  

For private utilities you even have to show the state what your "run" costs are to establish your service charges as you would technically become a utility provider.I would expect Florida has an equivalent body with the same authority and guidance.

It sort of depends on how badly you need that other 50% of capital, or if you can get financing for it.

So call up the local title companies, city office and real estate agents and see what sort of information you can gather on how regulated and strict they are in the area.After that you'll have a good idea of what areas to invest in and what you can likely expect if you provide the right house with the right amenities in the right location.

There are types of people out there who literally have nothing better to do and live off this sort of thing your tenant does - just creating these insane situations and controlling others all day - and they love it for some sick reason.
