@Marquez Robinson I certainly won't tell you what you should or shouldn't do since I don't know you but here is the advice I offered my brother in law when he was in a similar situation getting out of the Navy...Go to a trade school and learn a trade - plumbing, electrical, HVAC, welding, whatever floats your boat. 

We have an opportunity to buy a small office building in an upper class town and neighborhood in Connecticut. 

I've heard a few of the older guys who manage in more C class areas do that.

My friends were paying $900 for a room in a B- class apartment a mile from campus.

Lastly, if you are asking because you don’t necessarily have 100k to buy a house and fix it up with cash,  I was just in the same boat as you.

I have prior experience working for a real estate title company in South Florida, a degree in legal studies and had advice from my professor during a real estate law class when I bought my first auction through Broward county (realforeclose). 

And the market will force them to do just that (remember, places WANTED to cut their profit margin in 2020 to court more business, but they COULDN'T, now they can), in fact it's already started, hence that class action law suit against Rocket Mortgage... when they went public in August 2020, they told their investors that the 2020 profit margin was normal and projected to continue.
