If I predict the crash is coming, I would bet both stock market and bitcoin would crash before housing market crash, because both stock market and bitcoin are much much crazier than housing market.

Depreciate the cost of the house straight-line over 20 years and expense everything else in the current year. 

For example, it might show you a scenario along the lines of 'what will happen to investor returns if occupancy rates fall to 82%.'

That would be a wise route, and would allow you to grow your bottom line quickly through the power of leverage.

It's not in the greatest location but something we believe we can market because of multiple factors including the fact that it adjoins to a city park on one side that has nice amenities and on the other side it has 3 ingress/egress streets that deadend on the property line with utilities that follow. 

To this date unless the water lines were purged & then filled with RV freeze protection its not a guarantee.

My question is: What do we need to have lined up from a financing perspective and what do those steps look like in order to move quickly on a deal when we find one?   

I have 10 different tenants in various lines of business with various needs and expectations.
