@Rob BiancoAs someone who is also in NY and is an active out of state investor, I can tell you that meeting other investors who have successfully invested out of state will help you immensely. 

My thought is to look out for any illegal activity at your property.

Wife and I want to start and actively support a few charities once we get the ball rolling. 

I agree that I don’t WANT to move my family there but In 5+ years that could be an entirely different story.... and that’s kind of what I’m betting on.

After listening to numerous BP podcasts over the past several months, I felt it was time for me to jump in and become an active member of the site.  

I have geen landlording for over 30 years, I am very conversant with the tax code as it applies to my rental activity, and I am a seasoned TurboTax user.   

That's a rough story with your GC I bet that's a common story.

I do think having activities for residents, charity participation and always being friendly and courteous goes a long way.
