@Stephen Igbeka...If you plan on investing long term, becoming a Realtor is beneficial, but not necessary.

I came to this choice after trying out the typical W2/9a-5p job and coming to the conclusion that it wasn't for me.

But for someone looking to replace their income quickly, without a big bank roll,  buying a 400k house in silver spring or Rockville probably wouldn't be the best choice

In general I would suggest making the choice between [ LLC+CommercialMortgages ] or [ Person + ResidentialMortgages + UmbrellaInsurancePolicy ] one time, and sticking to it.

@Derrell Barton I have always found it beneficial to go to the offices and in my local area most realtors allow outside services/ companies to put on luncheons for their agents and you spend a little money buying lunch for the agents and the luncheon is a great way to pitch your service!

You will be amazed how beneficial it will be when you can make an almost-instant decision on a property when you come across it, because of your practice analyzing, knowledge base, etc... 

As it pertains to me, just starting out, I was looking at starting an LLC for a few reasons but the further I dig into it, I'm not sure it's the right choice.
