I don't want to take out another mortgage so I would prefer to get something at the price point of whatever the cash proceeds end up being. 

You'll need to find value add opportunities in order to capture the equity to pay back the OPM.

Sell for $400k, he'll carry $100k of that interest only, and gift 10k/year for 10 years.I really don't want to pass this up, but putting in the amount of money needed for a tiny bit of cash flow, or losing money each month for a couple years would risk running out of money and pushing me back to a regular job.Would you pass on it? 

Hey @Dan Gongora - I have a list of lenders that another BP member shared with me a while back...the lenders are exclusive to Chicago or Illinois, but I assume that wouldn't matter to you.How much equity do you have in the property and what is your game plan with the money?

It has a 2,100sf home on the property, horse barn, pasture, rodeo ring, and backs up to a small body of water.

Unfortunately, we ended up looking into the ADU on Deal #2 a bit further and found out that the ADU, carport and part of the addition to the main house were not permitted, so decided to walk away.

Their pitch is great, but I'm wondering if anyone can attest to the 50/50 split, did you feel the net profit was fair, were there any additional or increased fees tacked on at the end to take away from the net profit... and if you feel that the value you get from them is worth the investment?

Its a great real estate community who have an abundance mindset and truly do give back.  

We successfully rented it out as STR by the end of the year, setup and managed ourselves, did cost segregation studies and got back 100% of our money invested thru tax refund for year 2022.
