I am definitely still learning how to do the diligence necessary to call a deal "good", and I have also been wondering if software like this exists.Ideally, I'd love to have a tool that could be almost completely comprehensive: Comps (with photos), nearby rental details, craigslist searches, very rough calculations of things like CoC and NOI, etc..I know sites like Zillow give you some of this data, but it's obviously only one source.

There is certainly a lot of great information and members are very helpful here.I am a wholesaler in N Seattle and I work on sourcing deals to investors.

Can I still bid and show them source of funds or have the listing agent right it in the contract?

If he has a decent job or source of income then I'm sure whatever property he buys, he can afford to fix on his days off.

I greatly prefer to develop my own leads than to buy leads from a second hand source.

What sources are you using to find high rent to value markets across the country?

I live very close to Coral Springs as well stay plugged in to BP its a great source of help and info! 

The BP blog is also a good source of information as well as the forums.
