Do you add a flat $1,000 each month to rents and enjoy a $700 gain in off-months, or are you priced somewhere the middle to come pretty flat after aggregating? 

The largest town is less than 10k altogether.

I have it rented for 600 euro flat with all utilities and parking included.

If you bought in 2007 just before the big crash did it drop a lot in value and is now coming back, or is real estate just flat?

A metal or flat roof is going to cost more than a truss roof with asphalt shingles. 

I'd suggest trying to get your plumber and pest control guy in there prior to making another offer, and removing your inspection contingency altogether. 

For example, in conducting a high level due diligent assessment of package rooftop units at each location, we were altogether surprised by the deficiencies and deferred maintenance encountered during our assessment of the rooftop units given dirty air filters, worn fan belts, rusty and plugged condensate drain pan openings accompanied by condensate backup leaks down into the structure below mistaken for a roof leak by the building occupants inside, etc.

My guess is this labor is not shown in R&M cost, which was just listed as a flat 5%.Plumbing is a mix of original galvanized and cast iron, and replacement plastic.  

I probably looked at 20 places and offered on 5 before getting my first one under contract.I went with a 2 flat (3 livable units) in Albany Park.
