I have been listening to podcasts and now am really excited about looking for a flip. this is inspiring and freeing to know that this group of people here support you so much and are willing to educate you!

Some on BP have argued that having time invested, gas money, advertising and other expenses puts them in the investor category, no, those expenses of operations do not meet any financial test for investment risk.Does it matter what term you use?

In our advertising, we NEVER describe the tenant, just the property.  

I am looking for a way to earn a income for me and my family but with not having the funds (which is why I am thinking of this) I dont know if I am wasting my time and should look elsewhere for funds such as a 2nd part time job to support my family.sorry for the ignorance but this looks like the best place to ask these questionsRobert Egge

It was my first real estate transaction, everyone told me it was a bad idea, one friend begged me to lose my deposit and renege (she is now investing with me :) The only supporter of this purchase was my painter brother, who showed me how to spray paint, so I put on a hazmat suit and primed and painted the walls, ceilings, floors and inside of cabinets. 

Once the process starts to take up all of my time and the profit margin proves to be large enough to support me, I plan to leave my day job and put all of my time and focus on growing this small side business into something much larger and more profitable.
