Because some people here will say that is overly negative... you could also be overwhelmed by the response and want to slow down.

But the market has slowed a bit, as it does at the end of summer. 

Make sure to have them sign something indicating they have read the hand out and understand their responsibilities such as reporting any slow leaks, any mold growth, etc.

If it's too slow for you, you could look at tapping equity and buying your next rental more quickly.  

But I can not seem to sell my rentals that I purchased in 2009 either, because the market just seems to keep going, even though it has slowed down.
