Would it be best to put one individual on the lease and have the others just listed as people who would be residing in the residence?

What are you all doing to find a tenant quickly apart from putting it on MLS?

To put it in perspective, it is 100% true that a cash buyer has an advantage over a person who needs a loan.

People buy homes in residential areas, not business districts, so when someone starts running a business in a residential area, the externalities are beyond what people can be expected to put up with, and the government can regulate. case in point - parking.

Put that in a high yield savings account at 5%. 

I'm interested in moving up to multi-family in the near(ish) future, but I'm thinking it might be difficult to find 20% to put down on a significant purchase.

Sure, you may come across a few that put in too many maintenance requests from time to time, haha, but most of that can be handled with a phone call and doesn't always require a tech (or you if you are self managing) to be dispatched.Software: I cannot stress this enough, make sure whatever software you choose is user friendly, for you and your tenants!

Just to put it out there:  why take the risk on somebody you don't know, and I am dubious if you know how to underwrite them?
