I think it is pretty rare in places like Carrollton where foundation repair is permanently fixed. 

@Josh StackFrom what I understand (and I could be totally wrong), but I believe "Mobile" homes do not fall under the strict guidelines that govern rent to own SFH because they are "mobile" and not considered permanent. 

Hey all,So I purchased a property in July of 2018 as a permanent residence.

The reason for the higher cap rate is due to the nature of RV Park, more transient tenants, if you want more permanent tenants-consider bringing in RV park model that you can convert to tenant-owned model similar to MHP.   

You can not put septic tanks below flood plain so there is no permanent building in the flood plain unless you put it on stilts or raise it up significantly. 

I know how hard they can be on things that are not permanently theirs, especially if they are only planning to be there for 3-9 months.

You can stuff this in the holes and have it dang near permanent using an exterior self adhesive spray.

Do you have professionally made signs or ones made with permanent markers?

One of the other beach rentals, we never occupied and rented on a yearly basis to people who permanently lived at the beach and had full time jobs even in the off season. 

Also, rather than getting a loan from them, which could make permanent financing harder down the line, and Thanksgiving dinners as well, consider bringing them on as an equity partner.
