you are waaay more advanced in this game and i honestly don't care that i sound ignorant in this subject because i'm trying to learn, no same in this learning game at all!

Consider checking out your local REIA meetings and teaming up with a mentor to help you get some skin in the game. 

Personally, I would want to have enough skin in the game (equity) so if I needed to unload it, I wouldn't suffer a loss; but that's just me.

From the leases and addenda, move-in condition forms & walk-throughs to letters authorizing cable/satellite/internet installs, and new PO Boxes new tenants are time consuming.  

There is a HUGE amount of thoughtful work put into the site from both the site creators and the community at large.If I had internet god powers, I would add a vote based ranking system to the BP forums like on Reddit, Quora and Slashdot, which would create an hierarchy of where replies to posts rank so that their was a more visible reaction from the BP community of the validity of responses.  

I came across this site on a random Internet search and it looks like is a very active site with members that like to help.

Dress professionally, learn the game so you can talk the talk, be respectful and other professionals in the industry will treat you with the respect and attention you deserve.
