This will give your LLC time to establish so when you need to borrow money and possibly get a company vehicle or credit cards, your LLC has 2 years of history.I hope this better clarifies.

lol A few things that really gave me some personal benefit and inspired ideas for me are: 1) "Work the system" - getting my processes and systems better established so I can grow my units under management and be efficient - with my real estate, and my life.

If so, how do I establish values since there is no sales price?  

If they already have taken possession, then they are testing you and you need to stand firm on the policies you established when they moved in or they will walk ALL OVER YOU for the remainder of their lease. 

I guess that's part of the gamble, though, right?
