I tried to use the BP calculator but even then I’m having a hard time knowing what the property is actually worth, or what it will  cost to put the work that needs to be done in it before renters move in.

I mean what could go wrong with no trucks to move supplies and food in a state that large......? 

They are moving a million miles an hour and its hard for them to determine your strengths and weaknesses and how that fits into their needs.
