The market is definitely hot here and so are the number of realtors per capita (everyone and their mother is/knows one).Given the above, I would love to learn from the more experienced folks, maybe some words of encouragement, or when it would be a good idea to go to a different town assuming the above continues.

However, the professor, who owned many in apartment buildings in Fullerton, CA, encouraged me to invest in real estate and became a close friend. 

Yes a few- go to categories to find BP how to get the most out of ur membership etc, go thru the slide show to set up ur profile page- post regularly to keep connected and be active, set urself a goal to post for example 3 posts a day- give out in ur posts as well as receive, we all have something to give even if it's encouragement- sign up for the weekly webinars- get educated- write out ur dreams and goals and as u educate u will then know how to execute- all the best on ur journey!

I will encourage you though to subtract 10% of what your realtor says. 

When it comes down to it really how often do you get maintenance calls where him interacting with your tenants is an issue?  

I've been a occasional reader of some forums but glad to finally join and get into the community and interact.  

I encourage people to post what you are thinking, however, please do not provide answers unless you are certain you are correct or state that you may not be 100% sure as I do not want to be misinformed.

But you are taking a step in the right direction, I cant tell you in just this post how thankful I am of the other investors and their encouragement, tips and advice they have been willing to offer.
