I reside in the Hampton road areas of Virginia and I would really like a mentor to help baby step walk me through the process. 

This was a perfect set up as it had a walk out basement/separate unit with 2 beds/1 bath and a kitchenette.

I would contend that buying, rehabbing, and getting a renter into a home in 90 days would be pretty quick.

Purchase price: $85,000 Cash invested: $20,000 I know the numbers are not great from any point of view but this was my first deal.
