I am wondering is this is going to be a good decision in 5 years and if there is a good rental market for these apartments.

I have purchased a new home and am looking for some guidance on the decision to sell or rent my home out.

The situation is as following, the Tenant's lease ends on Oct 31st 2021.I sent out a Lease renewal asking if they would like to renew, 38 days before the lease ends, it's been over 2 weeks and they only "verbally" said yes they want to renew, but havent responded to any of my texts for the past 2 weeks. ( I only sent 3 texts).I provided a deadline for make up their decision (Oct 8th) in that text, That was sent Sept 24th.Today, Oct 8th, I texted for AN URGENT reminder, put a note under the door reminding them that today is the last day to "decide".

The hard part will be finding great deals that can meet the quality and cash flow requirements.Thank you @Kevin Romines for making a great point about how important it is to analyse a property's deferred maintenance and its cause in order to make an informed decision.

I'm great with numbers, good at thinking on my feet, and making somewhat smart decisions. 

You have given me very useful information to ponder during the decision making process. 

My monthly payments are looking like 2200-2300 max.need help to make sure this is a good decision! 

Not sure if purchasing something that old is a wise decision?

So, how do you make the decision on how far to go to earn highest rent but without going crazy overboard.
