If you're looking for someone to have expertise you don't and provide turnkey plans with all structural details, etc it'll be hit or miss.

@David Mirza...I don't have any experience in these matters, but growing up in Stockton, and being an active lender/mortgage broker in the CV areas of CA and greater, I think you're going to have a hard time getting that to fly, unless there's something I'm missing.

You could buy the ugliest, most outdated house on the block and FHA would not care, so long as there is no chipped paint, missing handrails on stairs, holes in the roof/walls, etc.

I don't think I'm missing out on anything by doing conventional vs FHA. 

Correct me if I am wrong but this is the big chunk of savings that I am missing out on without the homestead exemption and being overcharged for by Escrow: From hcad.org; “ School taxes — all homeowners.
