Investment Info:

Small multi-family (2-4 units) buy & hold investment in Pittsfield.

Purchase price: $169,800
Cash invested: $8,000

My first house hack! Needs some TLC to bring it up to market rent, and then I will be living for free! I am using an FHA loan, and plan to do this over and over again.

What made you interested in investing in this type of deal?

The ability to live with no monthly cost, and a low down payment.

How did you find this deal and how did you negotiate it?

The MLS. It had been on the market for a while due to the tenants (who have now moved out), giving us the ability to offer well below asking.

How did you finance this deal?

FHA Loan!

How did you add value to the deal?

We are going to update the cosmetic issues
