I am not a lawyer though but I would feel comfortable with this in front of a judge holding our lease agreement which they broke which spells this out.  

After further research I am finding Cap rates in the 4%, I would be more comfortable with a 8%+ but there does not seem to be many good deals in Orlando right now.

The great thing about this is that it takes away the personal fear factor: I have never felt comfortable in that room of strangers "Networking", and I'm sure there are more people like me out here.

He makes it easy when I have questions or need something for an audit cause I can literally send an email, go the bathroom, and response is in my inbox or a plan to get me the info by the time I get back to my seat.  

Don't think I would be comfortable doing that.
