We are not getting the net proceeds until the end of December - so have a little bit of time to figure this out - I know that if we touch any of the proceeds, it will no longer qualify for 1031 exchange (assuming that applies in our case)!

This plan allows me to create my own lease or use one of their already created leases...it'll notify tenants of rent due, apply late fees (if necessary), tenants will pay thru the platform, and tenants can put in maintenance requests.

If you mean "Assumption" where you apply to the bank for the right to have the same rate and term as the existing loan, it's hit or miss whether you'd be able to do that.
