Do you get up and go to work, even when someone isn't forcing you?

Frankly, I needed to buy more life insurance anyway so this forced me to do it which was a good thing.  

The place doesn't have to be turn key by any means (in fact we'd prefer to do some cosmetic work ourselves to learn the trade early); my lack of local neighborhood knowledge (we live in SF) makes bargain hunting for C-Class housing in B-Class neighborhoods difficult.Any help or discussion is appreciated and I'm excited to see what you guys have to say!

As far as your tenant goes, the lease that you have in place would be of force even if the property were foreclosed so if you wanted to protect the tenant you could execute a longer lease (say 24 months) to make sure that they were not at risk of eviction as long as they paid their rent on time.

I've read before about L/Os that set up a down payment, a monthly rent, a monthly addition to the down payment (forced savings) and then purchase for a predetermined price.

What then happens if your personal life/job etc. takes a dump and you are forced to sell or walk away.

They also force you into working in their molds and expect you to adapt to their software.

To be honest, it usually isn't something I necessarily hadn't learned before, but just sitting there for the mastermind forced me to re-consider various aspects (particularly my relevance score).
