And then there are others that are just pump and dump due diligence schemes.. now when i googled this company their web page came up .. but there is also complaints and a rip off report link.. so i would read all that stuff first.. take it with a grain of salt.then look deep within and ask yourself if with your business acumen and 2 to 3 years of tax returns.. and your fico and your cash reserves can you do a 1 plus deal.

To give you some perspective on what those tax increases can look like here are some examples of the changes based on some of my properties that I own in the city:$4096 -> $5522 (+1426)$3850 -> $5516 (+1666)$3835 -> $6283 (+2448)These are only some examples, but all of the properties that I own have increased in its tax assessed value, therefore drastically increasing the taxes per year and decreasing annual cash flow. While tax assessments are normal it seems that this is a very drastic effort to recuperate losses.

My criteria is as follows:1- Primary goal is appreciation over the next 5/6 years, cashflow positive preferred but cashflow neutral at a min.2- Preferred portfolio - Duplex & SFH in TX or Duplex each in TX and FL.3- Area of interest - I-35 corridor by Austin TX and Cape Coral/Lehigh Acres FL.4- Focus is on new construction properties for obvious no immediate maintenance needs and Developer incentives on interest.I know Austin is a no brainer but I would like to get your expert opinion on Cape Coral/Lehigh acres FL area.

I realize I could cash in on any of the above and decrease the new mortgage in turn lowering my dti but my intention is to not face any tax losses by selling from any of those accounts before the end of year.

Or are the lenders wanting to see a full year of them on your taxes before they'll count the income?
