It's very true, most investors are clueless on this, they think marketing is doing some mailers, or radio spot, maybe a website, no no no, those are for most part just campaigns, calling those marketing is like considering a car is the sum of a tire, it's just 1 part of the whole system.

At this point I am more so kicking the tires on other opportunities and considering my backyard in running STRs successfully getting into a hotel seems the obvious next step in this phase for me but as you mention there are many things for me to consider and learn in moving asset classes.

A suggestion might be to narrow your search by how long they have owned the property. if the property has been fully depreciated, it might be time to get rid of it and move on to the next. or the owner has gotten tired or "aged out" of the desire to hold it.

And if it is all business, then you should have an LLC credit card that is used for fuel, tires, oil changes, car washes, etc.At the end of the day, you need to talk to a CPA and potentially an attorney.
