Don't make reference to where you got their name nor tie it to any specific axpcvount status: "We got your name from a list provider who rents/sells names of people who are going down the tubes really fast, and I was wondering..."

If it continues, I would think seriously about not renewing the lease, or if month to month, think about wrapping it up at the best time for you (eg when your market is strongest, so you can fill it fast)....you'll get the same amount of rent from a better rule following tenant with less stress (paying well is just part of the good tenant equation, there is also a behavior component in terms of the rules and communicating, and they seem to have issues there ).......

So as soon as I get one who can qualify, I'm not stopping to wait and hope someone better comes along.In fact, if I can't get them processed fast enough, they will often take another unit and no longer want mine when I call to tell them they have been accepted.
