You’ll have the rents to help you either mortgage, worse case if a tenants acts up the other two unit should be able to carry the mortgage. also 203k equity u build is your best opportunity at pulling your down payment back out after a possible refinance.

Don't do a STR in San Jose if you plan on leaving, you can only rent it out half the year: https://www.buildyourbnb.com/u...Since you built the home, I suspect it is nice and will attract good tenants - this is a good option for a long term rental.
