One idea that Seth suggested on one of this videos was contacting a developer and ask where he would need lots.   

My thought was to offer her 4% or hourly rate with 4% max gross income  for Fielding calls (maintenance, emergencies, questions re policies, complaints, etc.)Inspecting units (bi annually, more in questionable situations)checking for leaks twice per year (part of inspection, putting blue tabs in toilet tanks, etc.)driveby's once per week (check for trash, exterior problems, etc.)We would do everything else.

For about the last 4.5 years I have learned much about real estate investment and do that 7 days a week because I have been bedridden by some medical issues.Good luck to you!

Hello all,In recent weeks the city of Chicago hit us with administrative court violations (450 Superior or 95th Ave Courts) on a couple of properties. 

That change happened in one week! 

Just fyi, I tried with Sonora a few weeks ago and wasn't successful with them for a SFR.

I also listed it with VRBO.com which has been good for the in-between monthly rentals ( I find they typically book a weekend to 6 weeks stay)  but they do take a hefty fee when people book through them.

You've still got 2 weeks to get this together so it's certainly not impossible.
