Hey @Lance Alonardo and @Parker Fairfield, I really wanted to go to the NH Real Estate Investors Mastermind in Nashua last Wednesday night, but sadly the weather that came in that night dissuaded me from making the long drive down there.

I don't think you'd find much better anywhere else, and while TD Bank is somewhat conservative, they've weathered the economic storm we're in very well by being just that.

But since he has dual citizenship, he was confused should he move to U.S for settlement considering the following points:1) In general, houses are more expensive in Canada compared to U.S comparing 'similar type' cities.2) Taxes in Canada compared to U.S (*Again varies from state to state but in general)3) Overall number of deals (residential/commercial) are more in U.S compared to Canada.4) For someone looking to settle permanently in one particular country, we need to compare other factors too such as Cost of living, Healthcare (Facilities and Cost), Insurance, Crime rate etc. 5) Again weather is an important factor because many may not like the harsh Canadian winters.

@Shaun WeekesI would have to raise the cash for the renovation weather it be hard or private money.

I am a real estate broker and when I list a multi-family property it is based on the current income, not forecasted income.  

Sufficiently sized Umbrella policy and/or anonymity via trust ownership is a more sensible option for protecting smallish portfolios IMHO.I also agree with @Gary Wright in that it would be far more advantageous financially to just move out of state, but the wife assures me I'd be moving alone :) She like many simply aren't willing to leave the ocean and the unbelievable weather.

With different industriesJobs Jobs JOBS long termGood weather long term - despite global warming, temperate climates - I know CA is the only place with really good mediteranian weather, but I live here so wanted to buy oos.  

Risks like... do you have the money, the knowledge, the time, the commitment, the ability to forecast costs and after repair values and know if your purchase price is right in the first place, the financial reserves, etc to pull it off?

If they were delinquent prior to, say, ~November, during "non-extreme" weather months, why wasn't the service disconnected?
